Refund & Cancellation

Understand our policies on cancellations, listing removals, and dispute handling. UrbnaTenants is a free platform — we facilitate connections, not financial transactions.

Welcome to UrbnaTenants' Refund & Cancellation Policy. Because UrbnaTenants operates as a completely free, zero-brokerage platform, we do not collect any fees, deposits, or payments from users — which means there are no platform-side charges to refund.

This policy clarifies how cancellations of listings and accounts are handled, and what steps users should take when disputes arise over rent or security deposits paid directly to a landlord.

Overview

UrbnaTenants is a listing and discovery platform. We connect students looking for accommodation with property owners in the Chandigarh University Uttar Pradesh region. We do not handle, hold, process, or intermediate any money between any parties.

As such, this policy covers two distinct areas:

  • Platform-level cancellations — cancelling listings, bookmarks, or accounts on UrbnaTenants
  • Real-world rental disputes — guidance on how to handle deposit or rent-related issues with a landlord
UrbnaTenants is not a party to any rental agreement. Our role ends at the point of connection between tenant and landlord.

No Platform Fee — No Platform Refund

UrbnaTenants does not charge any fee at any stage — not for registration, not for browsing, not for contacting landlords, and not for listing a property. This is the cornerstone of our model.

Because we collect zero rupees from any user, there is no platform-level amount to refund under any circumstances. This policy does not cover refunds of rent, security deposits, or advance payments — those are entirely between the landlord and tenant.

  • No sign-up fee → no refund applicable
  • No listing fee → no refund applicable
  • No brokerage or commission → no refund applicable

Cancellation by Tenants

As a tenant, you may at any time:

  • Remove saved or bookmarked listings from your profile
  • Stop communicating with a landlord through the platform
  • Close your UrbnaTenants account (see Section 8)

If you have already entered into a rental agreement with a landlord outside of UrbnaTenants, any cancellation of that agreement — and any financial consequences such as forfeiture of a security deposit — is governed solely by the terms of that agreement and applicable Indian tenancy law.

Important: If you have paid a security deposit or advance rent directly to a landlord, your rights to a refund depend on the written rental agreement between you and that landlord — not on UrbnaTenants policy.

Cancellation by Landlords

As a landlord, you are free to:

  • Remove or deactivate any of your property listings at any time
  • Mark a listing as "unavailable" once a tenant has been found
  • Close your UrbnaTenants account at any time

If a landlord cancels an agreed-upon rental arrangement after receiving a deposit from a tenant, this is a civil matter governed by the terms of the rental agreement. UrbnaTenants expects landlords to act in good faith and honour arrangements they have committed to.

Landlords who repeatedly mislead or defraud tenants may have their accounts suspended or permanently removed from the platform following investigation.

Listing Removal Policy

Listings on UrbnaTenants can be removed in the following ways:

  • By the landlord — voluntarily, at any time, once the property is occupied or taken off market
  • By UrbnaTenants — if a listing is found to be fraudulent, inaccurate, duplicate, or in violation of our Terms & Conditions
  • Following a reported complaint — if a verified complaint is raised and found to be valid after review

There is no charge or penalty associated with listing removal, regardless of the reason. Landlords are encouraged to keep their listings up to date and remove properties promptly once they are no longer available.

Listings that remain active but are no longer available cause frustration for tenants and damage trust on the platform. Please remove listings promptly.

Deposit & Rent Disputes

Since all payments between tenants and landlords occur outside the UrbnaTenants platform, we do not have the authority or ability to compel a refund of any rent, deposit, or advance payment.

However, we understand that disputes can arise. If you are facing a deposit or rent dispute, we recommend the following steps:

Communicate directly
Contact the landlord in writing (WhatsApp, email) to formally request your deposit or raise the issue. Keep a record of all communication.

Report to UrbnaTenants
If the issue remains unresolved, report the landlord to us via email. We may restrict their account or remove their listings pending review.

Step 3
Seek legal recourse
For unresolved disputes involving significant sums, you may approach a Consumer Forum, Rent Tribunal, or District Court under applicable Indian law.

How to Raise a Dispute with Us

If you wish to report a fraudulent listing, a deceptive landlord, or any misconduct you have encountered through the platform, here is how the process works:

We Review Our team reviews the complaint within 48–72 hours and may reach out to both parties for clarification.

Action Taken Depending on findings, we may remove a listing, restrict an account, or recommend escalation to authorities.
We aim to make UrbnaTenants a safe and trustworthy space. Your reports help us maintain the quality of our platform.

Account Cancellation

You may cancel or delete your UrbnaTenants account at any time, for any reason, at no cost. To request account deletion:

  • Email us at suryanshshukla82@gmail.com with your registered email address and a deletion request
  • Upon confirmation, your account, profile, and all associated listings will be permanently removed
  • This action is irreversible — your data will be deleted and cannot be recovered

We will process account deletion requests within 7 business days of receiving a confirmed request.

⚠ Deleting your account does not cancel any active rental agreements you may have entered into with a landlord. Those remain unaffected and governed by the terms of that agreement.

Platform Responsibility

UrbnaTenants is a neutral discovery platform and is not responsible for:

  • Any financial loss arising from rental transactions between users
  • A landlord's failure to return a security deposit
  • Misrepresentation of property details by a landlord
  • Any verbal or informal agreements made outside the platform
  • The outcome of any rental arrangement initiated through our platform

We strongly encourage all users to obtain written agreements, use traceable payment methods (UPI, bank transfer), and verify properties before committing to any payment.
