Welcome to UrbnaTenants. These Terms & Conditions govern your access to and use of our platform, services, and content. By creating an account or browsing listings, you acknowledge that you have read, understood, and agree to be bound by these terms.
If you do not agree with any part of these terms, you must discontinue use of our platform immediately. We encourage you to review these terms periodically, as they may be updated to reflect changes in our services or applicable law.
Platform Overview
UrbnaTenants is an online rental listing platform designed to help students find affordable and convenient accommodation near their university campus. We provide the technology and infrastructure to connect property owners (landlords) with prospective tenants.
We do not act as a broker, real estate agent, or party in any rental agreement. UrbnaTenants is a neutral intermediary — the listing service only. Any rental agreement entered into is solely between the landlord and the tenant.
Eligibility
To use UrbnaTenants, you must meet the following criteria at the time of registration and throughout your use of the platform:
- You must be at least 18 years of age or the age of majority in your jurisdiction
- You must provide accurate, truthful, and complete information during registration
- You must be legally eligible and competent to enter into binding contracts under applicable law
- Your account must not have been previously suspended or terminated by UrbnaTenants
- You must not be prohibited from using the platform under any applicable law or regulation
User Responsibilities
All users — whether landlords or tenants — are responsible for maintaining the integrity and trustworthiness of the platform. By using UrbnaTenants, you agree to:
- Provide true, accurate, and up-to-date information in your profile and listings
- Not post fake, misleading, duplicate, or fraudulent listings
- Communicate honestly and respectfully with other users
- Not use the platform to conduct any illegal activity or facilitate unlawful transactions
- Notify us promptly if you become aware of any breach or misuse of the platform
- Keep your account credentials secure and not share access with third parties
Listings Policy
All property listings on UrbnaTenants are created and managed by registered users. We provide the platform for listings to be published; we do not independently verify the ownership, legal status, or accuracy of any listed property.
Landlords are solely responsible for the accuracy, legality, and completeness of their listings, including rent amounts, amenities, property descriptions, and photographs.
- Listings must represent a real, available property
- Photos must be genuine and accurately represent the property
- Rent and deposit amounts must be clearly and accurately stated
- Landlords must remove or update listings once a property is no longer available
No Brokerage Policy
This is the cornerstone of our platform. UrbnaTenants does not charge any brokerage fee, commission, finder's fee, or platform usage fee to either landlords or tenants — for any listing, search, or connection made through our service.
All financial transactions, including rent, deposits, or any other payments, are strictly and exclusively between the landlord and the tenant. UrbnaTenants is not a party to, and bears no responsibility for, any such financial arrangement.

- No charges for browsing or contacting listing owners
- No hidden fees at any stage of the process
Payments
UrbnaTenants does not collect, process, hold, or transfer any rent, security deposits, advance payments, or any other monetary amounts on behalf of any user.
Any payment made between a landlord and tenant is outside the scope of our platform. We strongly advise users to:
- Verify the property and landlord credentials before making any payment
- Use documented, traceable payment methods (bank transfer, UPI) rather than cash where possible
- Obtain a written receipt or agreement for all payments made
UrbnaTenants is not liable for any payment disputes, fraud, or financial loss arising from transactions between users.
Prohibited Activities
The following activities are strictly prohibited on UrbnaTenants. Violation of these rules may result in immediate account suspension and, where applicable, legal action:
- Posting illegal, discriminatory, or fraudulent property listings
- Impersonating any person, business, or authority
- Sending spam, unsolicited messages, or bulk communications
- Creating duplicate or multiple accounts for deceptive purposes
- Attempting to gain unauthorized access to accounts, servers, or data
- Scraping, harvesting, or systematically extracting data from the platform
- Using automated bots, scripts, or tools to interact with the platform
- Posting content that is abusive, defamatory, obscene, or harmful
Intellectual Property
All content on the UrbnaTenants platform — including but not limited to the logo, design, interface, text, graphics, and code — is the intellectual property of UrbnaTenants and is protected by applicable copyright and trademark laws.
Users retain ownership of the content they submit (such as photos and listing descriptions), but by posting content on our platform, you grant UrbnaTenants a non-exclusive, royalty-free license to use, display, and distribute that content for the purposes of operating and promoting the platform.
- You may not copy, reproduce, or distribute platform content without prior written permission
- You may not use our brand name or logo without explicit authorization
Limitation of Liability
UrbnaTenants provides this platform on an "as is" and "as available" basis. We make no warranties, express or implied, regarding the accuracy, completeness, or reliability of any listing or user-provided information.
To the fullest extent permitted by applicable law, UrbnaTenants shall not be liable for:
- Any direct, indirect, incidental, or consequential loss arising from use of the platform
- Disputes, fraud, or misconduct between landlords and tenants
- Inaccurate property descriptions or misleading listing information provided by users
- Any loss suffered as a result of reliance on platform content
- Temporary unavailability or technical errors on the platform
All interactions and transactions on the platform are undertaken at the user's own risk.
Privacy & Data
We respect your privacy. UrbnaTenants collects only the personal information necessary to operate and improve the platform — such as your name, email address, and contact number provided during registration.
- We do not sell, rent, or trade your personal data to third parties
- Data is used solely to facilitate connections between tenants and landlords
- We implement reasonable technical and organisational measures to protect your data
- You may request deletion of your account and associated data at any time
- Cookies may be used to improve your experience on the platform
Account Termination
UrbnaTenants reserves the right to suspend, restrict, or permanently terminate any user account at its sole discretion, including in cases where:
- The user has violated any of these Terms & Conditions
- Fraudulent or deceptive behaviour is detected
- A user engages in prohibited activities as defined in Section 7
- We receive substantiated complaints from other users
- Continued use poses a risk to the safety or integrity of the platform
Users may also voluntarily delete their accounts at any time by contacting us. Upon termination, your listings and profile information will be removed from the platform.
Changes to Terms
UrbnaTenants reserves the right to modify, update, or replace these Terms & Conditions at any time. When we make material changes, we will update the "Effective Date" at the top of this page.
Continued use of the platform after changes are posted constitutes your acceptance of the revised terms. We encourage you to review this page periodically to stay informed of any updates.
Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms or the use of the platform shall be subject to the exclusive jurisdiction of the courts located in Uttar Pradesh, India.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
